When I Am The Client
When I am the client what is it that I look for in a home? Interestingly, it is the same things you might be looking for in your new home. I don’t know any special secrets about selecting a home—I personally do it based on several attributes (as I call them) of the property: size, location, price, age and resale potential. There is another criteria that I didn’t mention that I think is included in “resale potential” and that is I will only look at single story homes. I am not interested in having a media room or an extra bedroom and half bath up because that would be square footage that I simply would not use on a regular basis.
The condition of a property is “the” selection criteria that gets me to look at a home. If the photos are not current or show the rooms inadequately I likely would not visit that home. Sure, curb appeal is another important element for me—I have to feel pleased with the home from the street in order to go inside. Likewise, I would never purchase a home that did not have good curb appeal for me. For example, if the home met all my criteria on paper but the exterior photos did not appeal to me, it’s likely a no-go. If there are too few windows or a door in need of cleaning or repair, it’s not the home for me. We are all different and what appeals to one doesn’t appeal to all—thank goodness or we’d all be wearing kitten heeled pumps, dark jeans and live in the cookie-cutter neighborhoods.
If you are thinking about listing your home, try jotting down what you’d be looking for in the next home. Where would it be located? Close to your current home? Are you looking for a real change and planning to relocate to a different part of the city (or another city altogether)? Don’t pass up an opportunity to start your list now.
